The True Cost of Home Solar in New Jersey in 2026

What an 8 kW rooftop system actually costs in NJ after the federal tax credit ended - plus SREC-II, net metering, and the line items quotes leave out.

This is the other solar post I promised: not the DIY plug-in vs battery comparison, the one about a full rooftop system and the numbers nobody puts on page one of the quote.

The 2026 version of that conversation is different from the one people still Google. The 30% federal tax credit for a system you own is gone. New Jersey still has real incentives. And a lot of quotes are still doing 2025 math.

How much do solar panels cost in New Jersey right now?

Budget $2.60 to $3.10 per watt installed for a typical grid-tied rooftop system. A common size for a New Jersey house is 8 kW, which lands around $20,800 to $24,800 before anything else. Call it $22,800 at $2.85/W if you need a single number to compare quotes against.

That price usually includes panels, inverters, racking, labor, and the installer's permit package. It does not automatically include a panel upgrade, a new roof, tree work, or a battery.

New Jersey also waives the 6.625% sales tax on solar equipment, so you should not see state sales tax stacked on top.

The line everyone still subtracts, and should not

If you buy and own the system, the federal Residential Clean Energy Credit (Section 25D) does not apply to property placed in service after December 31, 2025. The IRS says so in plain language. A 2026 install you own gets 0% from the federal government. There is no phase-down. It is a cliff.

That is a $6,800 hole in an 8 kW quote that still shows "net after 30%."

A lease or power-purchase agreement can still route through the commercial credit. The company owns the equipment. You get a lower monthly number, and you give up the SRECs, the system, and a lot of the upside. Get the 20-year math on paper before you trade ownership for a rounder monthly bill.

What New Jersey still pays you

Two programs stack. Neither one reduces the other.

1. Net metering. PSE&G, JCP&L, ACE, and Rockland still credit rooftop exports at the full retail rate, one-for-one, inside a 12-month period. Credits roll month to month. At the annual true-up, leftover surplus is paid at a wholesale avoided-cost rate, which is much lower. Size the system to your yearly usage. Do not overbuild to "sell back" at year-end.

The EIA's New Jersey residential average is about 23.3 cents/kWh as of May 2026. That is why the bill savings here are not theoretical.

2. SREC-II (SuSI / ADI). You earn one certificate per 1,000 kWh the system generates, for 15 years, at the rate locked on your registration date. For residential registrations on or after July 27, 2026, that rate is $77 per SREC-II (NJBPU cut it from $85). Register earlier and you kept $85. Confirm the current figure with the NJ Clean Energy Program before you budget.

An 8 kW array in North Jersey, modeled around Newark, produces on the order of 10,400 kWh/year. That is about 10 SREC-IIs, or roughly $800/year at $77, on top of the bill savings.

Solar equipment is also exempt from New Jersey property tax, so the array should not raise your assessment the way a kitchen remodel would.

A worked 8 kW example

Using the midpoint price, EIA rate, and the current SREC-II:

Seven years is the clean version. It assumes the roof is fine, the panel can take the interconnect, and you actually register for SuSI. The next section is where that number moves.

The costs quotes leave on page two

These are the line items that turn a 7-year story into a 10-year one. I have watched them show up on Bergen County houses more often than the sales deck admits.

Electrical panel upgrade. A lot of Ridgewood-era panels are 100A or already full. The solar interconnect wants headroom. Budget $2,000 to $5,000 if the quote is silent. If the house is older and the panel is original, assume it until someone proves otherwise.

Roof. Panels want a roof with 15+ years left. Reroofing under an array later is miserable. If the shingles are tired, do the roof first and put solar in the same project. That can be $10,000 to $20,000, which is a roof cost, not a solar cost, but it is still cash you write this year.

Trees. A beautiful oak on the south side is a shade study, not scenery. Removal or aggressive pruning is its own bid.

Battery. Optional. Whole-home backup is roughly $9,000 to $16,000 extra, and it no longer rides a federal homeowner credit either. Buy it for outages, not for the spreadsheet.

Permits, interconnection, PTO. Often in the quote. If they are not, ask. You cannot turn the system on until the utility grants Permission to Operate.

Add a $3,500 panel upgrade to the 8 kW example and the out-the-door number is $26,300, payback closer to 8 years. Add a roof and you are no longer in "solar payback" territory. You are in "we needed a roof anyway."

Buy vs lease in 2026

Before 2026, owning usually won because you captured the 30% and the SRECs. Owning still captures the SRECs and the net metering. It just does it without the federal haircut.

Leasing looks better in a pitch deck now, because the company can still claim a commercial credit and dangle a lower monthly payment. Read who owns the certificates, what happens if you sell the house, and what the payment does in year 8. If they keep the SREC-IIs, they kept one of the two income streams this whole post is about.

What I would actually do with a quote

  1. Ignore any line that still subtracts a 30% homeowner credit.
  2. Divide the all-in cash price by watts. If it is far above $3.10/W, ask why. If it is far below $2.60/W, ask what is missing.
  3. Confirm SuSI registration and who owns the SREC-IIs.
  4. Check the panel and the roof on a Saturday, yourself, before you sign.
  5. Size to last year's kWh, not to a salesperson's "go bigger."

The shortcut: sticker is about $2.85/W, the federal credit is $0 if you own it, New Jersey still pays you two ways, and the real number is sticker plus panel plus roof. Get that in writing. See you next weekend.
